Booking by Appointment
Booking an appointment on this website does not constitute a realtor registration as provided in the Lennar Broker Participation Policy. For more information, please see your Lennar New Home Consultant. Booking by appointment is not an offer to sell a home; any such agreement must be made in writing signed by both the seller and the purchaser.
Broker Participation Policy
While customers are free to use their own broker/agent when purchasing a home from Lennar, Lennar does not pay commissions to cooperating real estate brokerages in all communities. In order for a participating cooperating real estate brokerage (“Cooperating Broker”) to receive a commission in connection with the sale of real property in a certain community, Lennar must be offering a commission in the community, and the Cooperating Broker must be documented on the first customer interaction with a Lennar employee.
This means that the prospective buyer (the “Prospect”) must identify and register the Cooperating Broker: (i) when Prospect first contacts a Lennar employee about a home or community; (ii) when Prospect first discusses or is introduced to a community or home by Lennar’s internet sales employees; (iii) when Prospect first visits a community; or (iv) when Prospect first attends a self-guided or virtual tour of a community presented by a Lennar Associate through an application through which Lennar provides virtual or digital home presentation tours, whichever is first to occur.
A failure of a Prospect to register Cooperating Broker upon the initial communication with Lennar about any community will render Cooperating Broker ineligible for commission. Registration alone of a Prospect by a Cooperating Broker is not sufficient for Cooperating Broker to be eligible for a commission. Cooperating Broker, or its affiliated sales associate, must also accompany the Prospect during Prospect’s initial visit or initial self-guided tour of a home in a community. If Prospect is not local and does not visit the community in person, the Cooperating Broker, or its affiliated sales associate, must accompany Prospect on the first virtual tour.
If Lennar’s tracking system indicates that the Prospect previously inquired about a community with a Lennar employee without identifying and registering the Cooperating Broker or, initially registered at a sales office and/or attended a self-guided tour of a community without registering or being accompanied by Cooperating Broker or its affiliated sales associate, neither Cooperating Broker nor its sales associate shall be entitled to receive a commission in connection with the sale of real property in any Lennar community to such Prospect.
Unless otherwise agreed to by Lennar in writing, the registration is effective for a period of sixty (60) days from the date of registration (“Registration Period”). Cooperating Broker may extend the Registration Period for an additional sixty (60) days by accompanying Prospect to the sales office for the community in person (or virtually if Prospect is not local) before the expiration of the initial Registration Period. Additional terms and conditions may be required by Lennar’s individual homebuilding divisions. Cooperating Broker will not be eligible for a commission if Cooperating Broker and Lennar do not execute a written agreement (“Cooperating Broker Agreement”) setting forth the amount of the commission and any additional terms and conditions prior to or at the time the Prospect contracts to purchase a home. The Cooperating Broker Agreement shall be null and void if Cooperating Broker or its sales associate have violated the terms of this Broker Participation Policy.
In addition to any other conditions set forth in this Policy and any Cooperating Broker Agreement, in order for Cooperating Broker to be eligible to receive a commission, the Prospect must contract to purchase a home in the community before the expiration of the Registration Period, and close on the purchase of the home pursuant to the Purchase and Sale Agreement. This registration, or any extension thereof, does not protect Cooperating Broker from another cooperating broker or broker registering the same Prospect with Lennar.
In all cases, Cooperating Broker shall be solely responsible for payment of any commission to its sales agents. The registration forms, sign-up sheets and other incentives, contracts, or forms given to Prospects or buyers of homes are trade secrets of Lennar.
Completion Date
Unless otherwise noted in your purchase agreement, Lennar is required to complete, and does agree to complete, the construction of your home within a period of two (2) years from the date you sign your purchase agreement. If construction is delayed by any event recognized by the law of the state where your home is located as a defense to a contract action for non-performance or delay in performance, then the date of completion shall be extended by the delay period. It is expressly intended that your and Lennar’s rights and obligations under your purchase agreement be construed in the manner necessary to exempt your purchase agreement and the sale of your home from registration under the Interstate Land Sales Full Disclosure Act, and both you and Lennar expressly waive any right or provision of the purchase agreement that would otherwise preclude such exemption.

Closing Cost Incentive
Offers for closing cost incentives are only available on select Lennar homes. Buyer may be required to sign a purchase agreement or close by a certain date to be eligible for a closing cost incentive. Lennar will provide the buyer with the credit at closing. The amount of the credit is subject to lender approval. Offers, incentives and seller contributions are subject to certain terms, conditions and restrictions. Certain incentives could affect the loan amount. Lennar reserves the right to change or withdraw any offer at any time. Offer may require financing through seller’s affiliate Lennar Mortgage, but use of Lennar Mortgage is not required to purchase a home.
Energy Savings
Energy calculations and claims are estimates only and were developed by third parties and not based on Lennar home designs. Savings will vary due to many variables, including but not limited to, actual utility rates and fees, actual construction, floor plan, occupancy, appliance usage, thermostat settings, weather conditions, number of individuals occupying the home and orientation of the home. Lennar provides no guarantee of savings or efficiency that will be achieved by each homeowner.

A purchaser should not rely on these estimates of retail value in making their purchase decision and should make their own inquiries as to the costs of such items. The specific features in a home may vary from home to home and from one community to another. We reserve the right to substitute equipment, materials, appliances, and brand names with items of equal or higher value, in our sole opinion. Color and size variations may occur. Plans and elevations are artist's renderings only, may not accurately represent the actual condition of a home as constructed, and may contain options which are not standard on all models. We reserve the right to make changes to these floor plans, specifications, dimensions, designs and elevations without prior notice. Stated dimensions and square footage are estimated and should not be used as representation of the home's actual size or net usable square footage which may be less than the estimated square footage. Any statement, verbal or written, regarding "under air" or "finished area" or any other description or modifier of the square footage size of any home is a shorthand description of the manner in which the square footage was estimated and should not be construed to indicate certainty. Some offers require financing through Lennar's affiliated lender, Lennar Mortgage, LLC (“Lennar Mortgage”), but use of Lennar Mortgage is not required to purchase a home. For more details, see Affiliated Business Arrangement Disclosure for Lennar Mortgage.
When financing through Lennar Mortgage, specific terms will apply and if the buyer is financing the purchase of the home, the buyer is subject to qualification including, and without limitation: minimum down payment, credit score, owner occupancy requirements, employment requirements and/or any investor guidelines or programs. Requesting loan prequalification and making a loan application do not constitute loan approval or otherwise indicate that a consumer has or will qualify for a loan from Lennar Mortgage or any other lender.
Prequalifying with Lennar Mortgage is not required in order to obtain a loan from Lennar Mortgage. Prequalification does not (a) constitute a loan approval or indicate that you have or will qualify for a loan from Lennar Mortgage or any other lender; or (b) guarantee you will qualify to purchase a Lennar home. Financing is not guaranteed, and not all consumers will qualify to purchase a Lennar home.
Lennar Mortgage’s Home Buyer Solutions Group (HBSG) is a voluntary program, and participation is not required in order to obtain a loan from Lennar Mortgage and/or purchase a home from Lennar Corporation or any of its affiliated homebuilders. Participants enrolling in HBSG are under no obligation to purchase a Lennar home or obtain a mortgage loan from Lennar Mortgage.

Substitutions
The Connected Home by Lennar®
Lennar reserves the right to substitute with a device of equal or better quality. Select features and/or services may require additional fees and/or subscriptions that may change and may be provided by a third party. Lennar does not guarantee any equipment or services provided by Ring, eero, Flo by Moen (including equipment/services relating to the detection of leaks), Level, Chamberlain Group, Inc., Honeywell Home by Resideo, or other third parties. The eero whole home Wi-Fi guarantee is limited to one year and based on whether a connected device in any internal room of the house or any attached patio space does not consistently receive signal of at least one bar as measured by the eero app, excluding causes outside of eero’s reasonable control. Homeowner is solely responsible for providing Wi-Fi internet connectivity, cellular services, and electric power needed to operate the products and utilize any associated apps; monitoring any alerts; and, configuring all security features. Lennar does not warrant or represent that any network or device is secure or can prevent all privacy intrusions, malware, or cyber-attacks, even when correctly configured. Leak detection and shut off systems services do not monitor or otherwise detect leaks in the fire sprinkler line or lines connected thereto.
