Heritage Todd Creek resident Laurie Papa and her husband Jaime are at the younger end of the retirement community spectrum, both still working, but old enough to have three grandchildren in Colorado. That lured them to explore a move from El Paso up to Denver, where they found an all-ranch community that met all of their requirements: well-manicured, not too close to the city, and friendly to visiting kids.
“This is the best neighborhood I’ve ever lived in,” says Papa, now settled into Heritage Todd Creek in a 2-bedroom-plus-den ranch with a full-wide 3-car garage, and a wide-open basement that the grandkids use as a playroom – similar to another home you can tour at Heritage Todd Creek today.
In a year when prices for new ranches around Denver have run well into the $500,000 range, Lennar can put you into a Devon ranch from the Masters Collection, with full-wide 3-car garage and full basement with 9-foot ceilings and rough-in bath for future finish, for $474,900. At 15201 Quince Circle, it offers three bedrooms, two baths, just short of 2,000 feet of finished space, and has a mountain view from its backyard.
Laurie Papa picked her plan and a site on the Arthur Hills Golf Course after meeting one of Lennar’s ‘ambassadors’ at Heritage Todd Creek – a real resident who knew the community and the range of clubs that have formed around its clubhouse, with indoor and outdoor pools that have special hours for when kids visit. Now Laurie and Jaime themselves have signed on as ambassadors.
Some of those arrivals they meet are just beyond the age-minimum of 55 years, and like the Papas, are still working -- taking advantage of a commuter location close to E-470 and I-25 to head west to Boulder, or east to DIA. Others, she adds, are actually younger than age-55 -- getting in on a stipulation that allows a percentage to be below the age minimum.
Lennar’s Jerry Carr, who along with Tina Veltri and Brittany Crum can show you around today, says that getting an opportunity to meet neighbors is important to buyers, as are the prices that Lennar has. “This is more home at a lower price point than you’ll find in other neighborhoods,” he adds. “It’s hard to find these features at under $500,000.”
