What does it take to get Denver area buyers to move from one side of town to the other? Lennar Homes is making that happen with two inexpensive single-family home series, both of them including ranch plans that have options for 3-car and 4-car garages, surrounded by a value-priced country club with a very attractive clubhouse and a Jay Morrish golf course.
“We’re getting buyers moving here from as far as Golden, Highlands Ranch, and Thornton,” says Lennar’s Audrey Aylor – who will show you a roomy ranch with full-wide 3-car garage, a block from a park, that’s ready to deliver now, priced $499,900, five minutes east of E-470 on Smoky Hill Road.
Those buyers are lured to prices that may look very attractive compared to other parts of the metro area, but also to the country club setting. Blackstone has a 35,000-square-foot clubhouse (Aylor and Jeff Everhart can arrange a visit) – with eye-catching design for newer tastes, a bar-grill with golf/mountain view for entertaining your guests, Starbucks bar, resort-styled pool, and 2,000-foot fitness center. Residents get social memberships as part of a monthly HOA dues – currently around $200 – and golf memberships are available for a $2,000 initiation fee and monthlies starting from $234.
All that attracts custom builders into the million-dollar range; but Lennar has the very last 212 sites in Blackstone for production-priced homes – including some for its ‘Grands’ series of homes that back to what golfers call ‘the Gauntlet’ – the back nine fairways of the 7,313-yard course. If you like the sound of that, Lennar has a large ‘Summerton’ ranch – four bedrooms, over 2,500 square feet, plus a walkout basement and 3-car garage, backing to the fourth green. It’s only $674,900.
Lennar’s Monarch Collection are lower still (you can tour models including ranches from both series) – including that ‘Graham’ ranch ready for move-in next month at $499,900, and four other ranches on track for delivery now. Aylor says Lennar’s rapid sales this year include buyers who like the Cherry Creek Schools and will commute to Charter Communications in the Tech Center and Northrop Grumman at Buckley AFB. With numbers of ranch plans available, Lennar gets ‘right-sizers’ from all over the Denver area, along with some coming from out-of-state to be close to grandkids.
But Aylor says buyers who prefer ranches include families with school-aged kids, as well. They’ve often shopped other builders in this area close to Aurora Reservoir – and say they prefer Lennar’s ‘Everything’s Included,’ a smooth process of options where items such as full kitchen appliances, front-and-back landscape, window blinds, air-conditioning, coffered and tray ceilings, and Amazon Alexis Wi-Fi certification are already packaged in. “Our buyers are actually thankful for it,” she says.
They like the bigger sites Lennar has in Blackstone, too – 8,000 to 9,000 square feet; up to a third-acre on some. Lennar’s models are a mile east of Powhaton on County Line Road.
