If you’re looking for a value in a ranch plan, or for a good-looking area served by Cherry Creek Schools, CalAtlantic Homes has a fast-disappearing opportunity to see at Whispering Pines, its master- planned community nestled in the pines off E-470 at Gartrell Road. When CalAtlantic opened its Perspective 40s models here two years ago, only the views and the pine forest hinted at how peaceful Whispering Pines would become; but now with only 12 homes left, you can see exactly how this has turned out.
That includes Whispering Pines’ lodge-style Outlook community swim center, heading toward completion adjacent to CalAtlantic’s homes. That will include a resort-quality pool, unfolding to a trail system that will wander through a 24-acre forested park -- all provided to residents via a metro district, rather than via monthly HOA dues.
Directly across Sampson Gulch Way from where the pool is under construction, you can tour two new ranch plans that are ready for move-in now, both priced at $549,900 – just a whisper more than the average single-family home price in the Denver metro area last month. Evans, north to Long’s Peak.

The entire main level is spanned by eye-catching engineered hardwood floors with a dark-grey grain, save for the baths; and the kitchen shows quartz counters and very popular white cabinets. The home is ready for move-in now.
CalAtlantic has other family-sized homes among that final dozen that can have you moved in by fall, in time for a good start at Cherry Creek Schools’ Black Forest Hills Elementary, (add the middle school and high school as well here). Schools are driving an influx of buyers from nearby Southeast Aurora neighborhoods, says Debbie St. Germain with CalAtlantic, now a Lennar company. “They know about Cherry Creek, but also the appeal of Southlands shopping center.” The extensive list of eateries include the Lazy Dog, Bar Louie, Buffalo Wild Wings, The Wine Experience and Ted’s Montana Grill as well as Thursday night free summer concerts, Oktoberfest in August, ice rink in the winter and AMC Dine-In Theaters year round.
When you visit Whispering Pines, you’ll also see how well this works as a commuter location. My trip out from the Denver Tech Center at Belleview was between 15 and 20 minutes via E-470; but St. Germain says that residents also commute via newly widened Arapahoe Road; and to Denver International Airport – just over 20 minutes via 470.
To visit from E-470, take the Gartrell exit, head south a block to Aurora Parkway, then turn north a mile to Irish Drive and head east. Or from Smoky Hill Road near Southlands, take Aurora Parkway south a mile to Irish and turn east.
