High in Roosevelt National Forest near Rocky Mountain National Park, a dozen residents from Heritage Todd Creek are climbing into the backcountry this weekend, taking in aspen colors and the last warm weather of the season. But if you wish you were along, you need to be hiking through a choice of ranch-style homes that Lennar has ready this fall, that could have you in Heritage Todd Creek by the holidays.
One of those is Lennar’s ‘Devon’ single-family ranch, with two bedrooms plus a study, just short of 2,000 feet of finished space, plus a 2-car garage. A few weeks ago it was at $487,100; but this weekend Lennar has cut the price over $27,000 to $459,900 – and has similar discounts waiting in other ranches on track for pre-holiday moves.
You can tour those homes at Heritage Todd Creek, just north of E-470 on Quebec Street; and you can get a taste of the community’s age-55-plus lifestyle that includes an Arthur Hills golf course and clubhouse, but also dozens of other activities – including HTC Hiking Club, with over 100 residents signed on as members, taking weekly forays into the Rockies while the good weather lasts.
Earlier this month, 15 residents hiked out of Fourth of July trailhead behind Nederland into 10,940-foot Diamond Lake – a five-mile roundtrip. John Marshall, who has coordinated the hiking club for four years, says residents making those trips include long-term Denver area people who have always enjoyed the mountain access; but also numbers that are arriving to Heritage Todd Creek from out of state.
That jibes with what Lennar’s Heritage Todd Creek sales team sees in the model center, where you can tour six ranch-style homes from three collections. “Buyers are getting more serious now, wanting to get settled in by Thanksgiving,” says Lennar’s Tina Veltri, who along with Sara Melzer can show you those today, along with a few home sites backing to the golf course or open space, for those with time to build.
These days, Lennar’s sales team sees buyers that opt for an age-55-plus lifestyle early on, while they’re still working, using Todd Creek’s commuter access to downtown, Broomfield, Boulder, and DIA. “But after they move in, we’ve had people tell us they’re moving up their retirement, because they have so much fun here,” adds Veltri.
You’ll see the 18-hole course, and Creekside Grill – a venue for happy hours and karaoke sessions – among dozens of events on the calendar. You’ll also get a look at Lennar’s ‘Everything’s Included’ features, which cut the time required to pick home options (buyers, says Veltri, rarely spend more than $15,000 at the design center).
