Frequently asked questions

ennar builds in two Arizona areas: Phoenix and Tucson. The Phoenix metro carries the most communities and reaches Mesa, Queen Creek, Surprise and the wider Valley. Tucson is its own market about two hours southeast, with its own communities and price ranges.

Arizona carries all four categories, though they are not equivalent things. Single-family homes are detached, with their own yards and entryways. Townhomes and condominiums are attached homes that typically share walls with adjacent properties and offer modern designs for low maintenance living. Those two are physical housing types. Active adult is a community type: the community itself is designed and age-restricted for residents 55 and better. Next Gen® is a floorplan configuration rather than a separate kind of building, and it can appear inside either housing type. Maintenance responsibilities, HOA services and fees vary by community, so check what is covered before you compare monthly costs against a single-family home. Lennar’s guide to what an HOA is explains how the arrangement usually works.

Many Lennar homes in Arizona include today’s most popular features at no extra cost to you. Without upgrade fees. No surprises. That’s what Everything’s Included® means. It can cover countertops, appliances, smart home technology and flooring. Specific features vary by community and homesite; not all features are included in every home. Ask your New Home Consultant for the features list, and see what’s included for the full program details or read how Everything’s Included® delivers more value.

Yes. Lennar’s Arizona active adult communities are designed for homebuyers 55 and better, including Asante Heritage | Active Adult in Surprise. Age restrictions apply to the occupants and owners in these communities as permitted under the Fair Housing Act. For some communities that means a designated percentage of the homes must be occupied by at least one person 55 years or older, either 80 percent or 100 percent depending on the community. Amenities, maintenance arrangements and social programming also vary, and you can learn more about active adult living.

New construction timelines for a Lennar home in Arizona can vary depending on a number of factors, including the type of community, your selected floorplan, the availability of materials, weather conditions, and permitting timelines in your area. In Arizona, monsoon-season weather and extreme summer heat can affect scheduling, and permitting differs between Maricopa County municipalities and the Tucson area. With this in mind, no specific completion date can be guaranteed at the time of the contract. Your Lennar team can share construction updates as the home progresses. Working to a fixed date? Ask your New Home Consultant about quick move-in homes, already under construction, or move-in ready homes.

The advertised price of a Lennar home in Arizona covers the home and the features included with it. It isn’t a base price waiting for a finished package to be added. The homesite you pick and any structural options still available on that plan will move the number. Closing costs, taxes, assessments and other applicable charges may be additional. Prices, plans, features and availability vary by community and are subject to change without notice.

Lennar groups floorplans into collections, and the collection names differ by community and market. The same name will not always describe the same home in two different places. Each plan lists its square footage, bedroom and bathroom count and layout, and many are offered in more than one community. If you tour a plan you like, ask which other Arizona communities offer it.

Yes, in some Phoenix-area communities. An RV garage home pairs the main garage with a taller, deeper bay sized for a recreational vehicle, a boat or a workshop. Availability is community-specific rather than statewide. Ask your New Home Consultant which communities currently offer an RV garage plan, or start from the Phoenix RV garage homes page.

Every new Lennar home in Arizona is backed by a warranty that includes workmanship, systems, and structural coverage. The warranty documents you receive with your home set out covered items, exclusions and claim procedures. After move-in, warranty and service requests are handled by Lennar Customer Care rather than your sales office.

Yes. Quick move-in homes are already under construction, and move-in ready homes are finished and available. Both shorten the wait compared with a home built from the ground up. The trade-off is choice, since selections and structural options on these homes are usually already set. What’s available changes constantly, so your New Home Consultant can tell you which homes could close inside your timeframe. Lennar’s guide to move-in ready homes covers the trade-offs.

Yes. Next Gen® floorplans are created with multigenerational living in mind and feature an attached private suite with its own entrance, kitchenette, living room, bedroom and bathroom. The suite shares the home’s roof and utilities but works as its own living space, which is what separates it from a spare bedroom or a converted garage. In Arizona, Next Gen® floorplans are offered through the state Next Gen® lineup and through Next Gen® homes in the Phoenix metro. Ask your New Home Consultant which communities currently offer a Next Gen® plan, and read how a Next Gen® suite differs from a traditional in-law suite.

In Arizona, Lennar builds homes to the code requirements in force where the community sits, and local building officials or other authorized inspectors sign off at the stages required by the applicable authority having jurisdiction. Behind that process are decades of Lennar experience building homes across the country. Before closing, you’ll usually walk the finished home with the Lennar team, flag anything that needs attention, and learn how the home’s systems work.
